Advantages Of The British Renting Laws

The United Kingdom is almost a sub-continent, as here people of all nations and continents constitute a community. The British government facilitates and supports its citizens in few domestic issues in which renting falls too.

The Council of the British government has set down certain policies and guidelines for residents who are looking for rented property in the UK, which strictly need to be followed by the interested people. Rented properties are generally more common since many tenants find it easier and convenient for their lifestyle.

British Council offers the apartments to its Nationality Holders for which one has to pay the council. In the case of an unemployed tenant, one need not to bother about the matter, the council is responsible for paying until the tenant gets a job.

However, if you are not a UK citizen, then you do not enjoy such benefits. You will need to go through a different procedure in order to rent a property, which involves hiring an estate agent, in order to pay a fee of 150 for the rental procedure. It varies from case to case and depends on the condition. In the case of a foreigner or a non-resident tenant being a student, he is not required to pay off the taxes to the council, but has to provide college enrolment evidence as a proof of being a student.

A non-citizen employee has to go through a different procedure, which involves providing documents such as the salary certificate, statement from the bank and documents proving residency in UK. It is the duty of the state agent to confirm that the tenant will be able to pay off his rent in the future. In the case of a businessperson interested in renting a property, the estate agent will ask him to provide documented proof of his business establishment in the UK showing the stability of his business.

The second step for the estate agent is to verify that your credit history is clean and free of fraud. This procedure usually takes about 15 days for the estate agent to be completed.

At the accomplishment of this step, the state agent approaches the owner of the required apartment and conducts a meeting between the tenant and the owner. There, the two parties sign the contract. As a security, the tenant has to deposit 1-month’s rent. If in case, the tenant leaves before the time signed and mentioned in the agreement, the owner reserves the right of usurping the deposited cash of the tenant.

Mostly the rented houses are provided as fully furnished. In the case of any damage or leakage of any system, the relevant authority is responsible for repair. One can say that the tenant is free of trouble while turning an empty house into a home. Therefore, people look for renting priorities, as they give comfort and ease.
